I recently found out about Exo Terra’s Nano Terrarium. They are 8” by 8” by 8”. I was wondering, what species of reptile/ amphibian/ or invertebrates could actually live in one? I have been interested in getting a few.

Those aren't really suitable for any commercially available reptiles or amphibians past neonatal stage. For inverts they would be good for smaller spiders but even then most would outgrow such a space. I'd recommend saving your money and getting a 5 gallon tank for 10$ if you want something for a small invert

Brahminy blind snake, or possibly a ringneck snake. other than that not sure, that's very small. Probably no lizards. Not sure about amphibs.

What about a tank that is the same except for it is 12” tall?

Those things are gimmicks designed to part you from your money! That's way too small for any reptile or amphibian.

There's really nothing smaller that a 10 gallon tank that would be suitable for reptiles. Even the smaller species need room to have a temperature gradient.
